Job Set-Up

Drop cloths and plastic sheeting are utilized in areas where the work is to be performed before the start of every shift, and removed at the end of the shift.  Lock-Out Tag-Out is performed on the HVAC System being cleaned.

Service Openings

Existing service openings will be utilized when possible. New service openings will be installed to facilitate the cleaning process. Newly installed openings will be installed in accordance with industry standards and codes. The access panels will be sealed with a SMACNA approved sealant to prevent air leakage.

Ceiling Sections

Hughes Environmental may remove and reinstall ceiling sections to gain access to the HVAC System during the cleaning project.

Supply & Return Diffusers and Grilles

The diffusers and grilles associated with the system being cleaned are removed, washed and dried.

Return Ductwork

Return ductwork and outside air ductwork are the first areas cleaned. By cleaning these areas first (e.g. with the flow of air) it prevents dirt and debris from re-entering the AHU and supply ductwork. Volume and zone damper positions are marked prior to cleaning and returned to their original setting after cleaning. A HEPA-Filtered Negative Air Machine is attached to the ductwork as a collection device for the contaminants and to prevent the contaminants from dispersing into the indoor environment. Pneumatic and electric agitation devices are utilized to push the contaminants towards the HEPA-Filtered Negative Air Machine for collection.

Air Handler Unit

Areas Cleaned include blowers, fan housings, plenums, blades, louvers, shafts, baffles, dampers, and coils.

The second area to be cleaned is the Air Handler Unit (AHU). The fan blower and housing is cleaned and rinsed thoroughly. The plenum is contact vacuumed or hand washed. Coils are vacuumed to remove loose debris, then a coil cleaner is applied. The coil cleaner will foam and remove debris that is located between the coil fines.

The coils are then rinsed with water to remove any excess debris and residual coil cleaner.

Supply Ductwork

Volume and zone damper positions are marked prior to cleaning and returned to their original setting after cleaning. A HEPA-Filtered Negative Air Machine is attached to the ductwork as a collection device for the contaminants and to prevent the contaminants from dispersing into the indoor environment.   Pneumatic and electric agitation devices are utilized to push the contaminants towards the HEPA-Filtered Negative Air Machine for collection. If the ductwork is internally lined with fibrous insulation the option is available to have the lining coated with an EPA Registered sealant to rebind the insulation fibers.

Daily Progress Reports

Hughes Environmental's Project Manager will complete a Daily Progress Report that details the work completed during the shift, notify the contact of any problems that arose during the shift, and the schedule for the next workday.

Post Project Report

Hughes Environmental will provide our client with a report at the end of the project. The report includes:

•  Project completion date.

• "Before" and "After" photos to demonstrate the success of the project.

• Areas of the HVAC System that require repair.
